Guidelines for Your Safety & Comfort at Our Phoenix, Arizona RV Park

No rule is intended to restrict or limit the pleasure of our guests. They are simply our way of insuring that everyone has the best time possible.

RENT PAYMENT
Rent is due and payable on your due date.
OVERNIGHT GUEST
There is a $2.00 charge per guest per night. No charge for visiting children under the age of 18 (2 week maximum stay). Visiting children must have an adult in attendance at all times. It is the responsibility of the tenant to make payment arrangements prior to guest's arrival.
PETS
A limit of one small breed of dog or cat is welcome upon management approval. Your pet must be quiet, under control and on a leash at all times. Walking of pets allowed only in designated areas. Pets are not allowed in any park buildings. Tenants are responsible for pet clean up. Pets are not to be left unattended at any time. Violation of these conditions may subject tenant to loss of residency privileges.
SPEED LIMIT
The speed limit is 10 MPH. The correct use of entrances, exits and stop signs must also be observed to insure the safety of all guests.
Emergency messages will be delivered to your site up until 10:00 pm. All other messages will be posted on the message board outside the clubhouse.
QUIET HOURS
Park quiet hours are from 10:00 pm to 8:00 am daily. No loud motorcycles or noisy vehicles should be driven in the park at any time
VEHICLES
Limit two vehicles per site in addition to your RV. All vehicles must use marked streets. Short cuts across unoccupied sites may damage utilities. Repair charges will be assessed to the responsible party should damages occur. See management for cargo trailer storage.
SHOWERS
Showers are included with restrooms. Keys are available at the office for a small refundable deposit.
      LAUNDRY
Please keep laundry room and machines clean. Please clean out lint filters after use. No laundry should hang outside your RV. Clotheslines are provided for you near the laundry room. No WASHERS or DRYERS are permitted at your site unless your RV comes factory equipped with them.
SITE MAINTENANCE
RV sites must be maintained and kept clean by tenant. Tools are available for your use in the office. Storage of boxes, etc. under or next to your RV is not permitted. Refrigerators or freezers may be kept in your shed but not outside of your unit. No major vehicle repair on any sites (see office). Weeds and pest control are the tenant's responsibility. Only outdoor furniture to be outside your RV (no recliners, couches, etc)
POOL & SPA
No lifeguard provided. All persons must use pool at their own risk. No children under 3 years of age allowed in pool or spa. Children may be in pool area between 12:00 noon and 2:00 pm daily. All other times are for adults only. All posted rules must be obeyed.
BUILDING
Any alterations to the exterior of your RV or site must be approved by the management (see office for list of approved materials). No exterior painting at any site. Any existing add-ons or lattice work that does not meet with park standards must be re-evaluated prior to sale or change of unit. All potential buyers must be approved by management. Tenants may provide their own storage shed; one shed per lot, no larger than 10' by 10' and metal only. Sheds must be metal in accordance with city fire codes and must be approved by management.
PLANTS
Check with office before planting oleanders, bougainvillea, etc. Their extensive root systems can cause problems with our leach fields and septic systems.
      SITES
Your site consists of the space from your sewer to the next site's sewer. Please leave 6' from both sewer slabs; if no slab, see management for measurement. If your site is not large enough to accommodate guest parking, guests must park by the clubhouse and walk to your site. DO NOT park on street or unoccupied sites. There is a 3-hour time limit for loading and unloading of RVs while a vehicle is on the blacktop. No tents, tent trailers or converted buses allowed on any site.
BUILDING & RV TIE DOWNS
All sheds, RVs and trailers (except motor homes) must be tied down. This applies to all annuals and to any monthly units that are here during the summer months. Please see management for placement of stakes.
SUBLETTING
Tenants are NOT permitted to have guests occupy their RV or site in their absence. Rent is non-transferable.
SMOKING
Smoking is not permitted in any buildings; clubhouse, office, laundry room or restrooms.
BIRDS & ANIMALS
Please do not feed any stray animals. This includes birds (other than humming birds). This can bring many unwanted desert critters and may cause unsanitary conditions.
SEWER HOSES
Sewer hoses must be up off the ground and at a level to insure proper drainage. Annual sewer connections must be hard pipe.
BILLIARD ROOM
No one under the age of 18 permitted. No food or drinks, please.
CHECK OUT TIME
Check out time is 12:00 noon. If you wish to stay beyond noon, check with the management to see is your site is available.
